Rental Refund Policy
Should the tenant need to cancel a reservation we will be happy to refund the rental amount, less a 15% administration fee once we are able to re-rent the property. If we are unable to re-rent the property for the reserved period by the time the lease is to begin, the rental amount will be paid to the Landlord and no refund will be made. We will make every effort to re-rent the reserved week on your behalf.

Check-In Procedure
Check-in is at 2:00 PM (3:00 PM in some cases - please refer to your lease if you are not sure) at the Home Source Cape Cod Office (Click here for directions.) Please understand that we are not able to hand out keys until check-in time under any circumstances. If for whatever reason you are not able to make it to the office by your check in time, please be sure to make arrangements with Melissa Morris prior to the day of your check-in. If you are running late of the day of your check-in please contact Melissa Morris on her cell phone at 508-367-5916 to arrange for key pickup.

Check-Out Procedure
Check-out is at 10:00 AM sharp. Please be considerate of the cleaners and be sure to check-out on time as they only have a short period to turn over each property. If there is laundry to be done by the Tenant and it is not completed by check out, there will be charges assessed from the security deposit ($100-$150 depending on the size of the rental unit). Upon departure, ALL keys and beach passes need to be returned back to the Home Source Cape Cod office. If they are left at the property and not returned there will be a $25 fee assessed from the security deposit. As stated in the lease, any Tenant renting a property that includes a Residential Beach Pass that is NOT returned AT THE TIME OF CHECK-OUT will be charged a $275 fee that will be assessed from the security deposit.

Year-Round Rental Ordinance

A new Town Ordinance, Chapter 59, Comprehensive Occupancy, was adopted in June 2006. It restricts the number of occupants and the number of motor vehicles based upon the number of bedrooms at a dwelling, regardless of whether or not the dwelling is a rental or an owner-occupied home. A maximum number of two occupants are permitted for each of the first two bedrooms, and for each additional bedroom a maximum number of one occupant is permitted. Therefore, in a three bedroom home, a maximum of five (5) occupants are permitted.

The maximum number of motor vehicles that are permitted to be parked overnight, other than in a building, at any residential dwelling shall be equal to two motor vehicles for the first bedroom and one motor vehicle per bedroom thereafter. Therefore, at a three bedroom property, no more than four motor (4) vehicles are permitted to be parked there overnight.
